Mezzanines

Second level. Structurally verified.

A mezzanine turns 35 sqm in a Berlin pre-war flat into 50 sqm of usable floor area. We calculate the statics, verify the load-bearing wall, drill into Schlackenstein masonry with Hilti anchor systems, and build the structure from BSH GL24h glulam. The construction is documented for permit. What was the living room stays the living room. What goes above becomes bedroom, workspace, or library. Engineer-led, because a mezzanine should not be improvised.

Pre-war Renovation

Substance preserved. Layout renewed.

A Berlin pre-war building has stucco, original floorboards, doors, and ceilings from the 1880s through the 1920s. Much of it is load-bearing. Much of it is more substantial than anything built new today. We work with engineering care: stucco is mapped, floorboards measured, load-bearing walls statically verified before any wall comes down. What you keep is the substance. What we add is exactly what the floor plan needs today.

Kitchens

Architecture, not furniture.

A kitchen is architecture, not furniture. We plan paths, heights, materials, ventilation, and electrical connections before any front is drawn. The sink goes where water runs most directly. The stove goes where the extractor pulls the shortest distance. The front comes last. Built in our own workshop, in solid wood or coated panel, depending on use. Custom is not an add-on. Custom is the precondition.

Custom Furniture

Built to the room.

A custom piece begins with the room, not with the furniture. We measure on site, check floor variation, crooked walls, and baseboards, the irregularities that show up in every Berlin pre-war flat. From those measurements, we draw the construction. We choose material by load: solid oak for structural parts, birch multiplex for high-load interiors, linoleum or oak veneer for visible surfaces. What you receive fits to the millimeter. Standard-dimension catalog pieces leave gaps. We do not.
